Hello and welcome to our Terms & Conditions, and thank you for taking the time to read them.

The Website www.redpollholidaylettings.co.uk belongs to and is owned by Redpoll Holiday Lettings Ltd. If you wish to contact us, please use our contact form.   

By using the Redpoll Holiday Lettings website, you confirm that you accept these terms and conditions and disclaimers contained in this notice. You will not use the Website for any purpose that is unlawful or prohibited by these Terms and Conditions. 

Redpoll Holiday Lettings reserves the right to:

• decline any advertising request, we will notify you of any issues we may have with your listings as promptly as we can to limit any issues for you.
• modify, add, amend or delete any information or links contained in it at any time and without notice. This will only be undertaken to maintain the validity and presentation of the website. In the event of this modification, addition, amendment or deletion any monies or fees paid will be non-refundable.
• change or remove (temporarily or permanently) the Website or any part of it without notice and you confirm that Redpoll Holiday Lettings shall not be liable to you.
• change these Terms and Conditions at any time, and your continued use of the Website following any changes shall be deemed to be your acceptance of such change.
• Amend any listing that does not include the “instant booking” feature.

The Website may include links to third party websites that are controlled and maintained by others. Any link to other websites is not an endorsement of such websites and you acknowledge and agree that we are not responsible for the content or availability of any such sites.

Copyright 

• All copyright, Text, Graphics, logo, button icons, Audio or Digital clips, photos data compilations, software and trademarks and all other intellectual property rights in the Website are owned by or licensed to Redpoll Holiday Lettings or otherwise used by Redpoll Holiday Lettings as permitted by law.
• All content uploaded by users of Redpoll Holiday Lettings’ website assign licence to Redpoll Holiday Lettings’ to use as part of assisting with marketing and other activities to promote the property owners 
• In accessing the Website, you agree that you will access the content solely for your personal, non-commercial use. None of the content may be downloaded, copied, reproduced, transmitted, stored, sold or distributed without the prior written consent of the copyright holder. This excludes the downloading, copying and/or printing of pages of the Website for personal, non-commercial home use only.

Subscription Agreement is between the Owner and Guests

• These apply to the booking between Owner and Guest
• These are governed by the owner’s rules / T&C’s and your right to occupy the property
• We suggest reading the Owners T&C’s before booking if you’re unsure. All our properties  are verified by us before the listings are live. 
• This is a 12 Month subscription from the date of sign up.

Commission Agreement is between Redpoll Holiday Lettings and the Owner

• You agree for Redpoll Holiday Lettings to take 10% commission for every booking taken through their website.
• Deposit Payments will be paid within 72 hours of the booking being taken after the 14 day cooling off period.
• Complete payments will be paid 48 hours after the customer has left and confirmed all is ok. 
• The owner agrees to ensure that they keep their booking calendar up-to-date so as not to cause a double booking.

The Website is provided on an "AS IS" and "AS AVAILABLE" basis without any representation or endorsement made and without warranty of any kind whether express or implied

• We do not own any of the advertised properties on our website.
• We provide an accommodation search facility for the user and do not become party to any contractual relationship between the user and the Owner on the subscription model, and we do not mediate between the Guest and the Owner in the event of any dispute arising between them over the booking we will endeavour to investigate any concerns with a listing. Your contract is with the owner.
• We suggest owners keep all your account and login details safe and keep it confidential. We do have the right to disable your account at any time if in our reasonable opinion you have failed to comply with our Terms & Conditions. • We want our Guests and Owners to have the best enhanced experience, and we will have blogs, and traveller reviews. These are personal opinions and for guidance for the reader. We take no responsibility or accept liability in relation to any omissions.  
• We are unable to guarantee that our site will be secure, but we will do our utmost to ensure smooth running of the website.
• Owners are entirely responsible for all the information relating to the Properties they offer. Redpoll Holiday Lettings Ltd cannot take responsibility for the property owners’ description of their holiday home, or any content provided by them.
• To the extent permitted by law, Redpoll Holiday Lettings will not be liable for any indirect or consequential loss or damage whatever (including without limitation loss of business, opportunity, data, profits) arising out of or in connection with the use of the Website.
• Redpoll Holiday Lettings makes no warranty that the functionality of the Website will be uninterrupted or error free, that defects will be corrected or that the Website or the server that makes it available are free of viruses or anything else which may be harmful or destructive.
• Nothing in these Terms and Conditions shall be construed to exclude or limit the liability of Redpoll Holiday Lettings for death or personal injury because of negligence; nor our liability for fraudulent misrepresentation.
• Reviews submitted by guests on an owner’s property will be checked before being applied to the review system. All reviews will be monitored whether it is a guest or owner and any found to be untrue will be removed. 
• A guest may contact us through the contact page to remove a page advertisement. An owner can respond to a review.  

Content removal

• Any content found to be illegal, inappropriate, inaccurate or unreliable will be removed.
• We may reject any content which does not comply with our terms and Conditions.
• We may suspend or terminate a guest / owner account in certain circumstances after an investigation by our resolution team. 

Resolution Policy

• In the unlikely event that the owner or guest are unable to resolve an issue we suggest that the resolution form is filled in as either a Guest or Owner and sent into the resolution team to assess. As Redpoll Holiday Lettings are the facilitator between the Owners and Guests. The holiday is between the Owner and Guests, and we take no responsibility for any disagreements or liability. The resolution team are there as a last resort to help to come to a resolution.
